Tim English Design is a building design studio based in Yeppoon, creating considered residential, multi-residential and commercial projects across the Capricorn Coast and Central Queensland. We combine thoughtful design, technical clarity and genuine client care to enable the journey from initial ideas to final documentation to feel clear, personal and well supported.

Our studio brings together design thinking, practical experience and a highly organised process to create spaces that genuinely support the way people live, work and invest. Whether the project is a custom home, renovation, multi-residential development or a commercial space, our role is to guide the process with confidence and attention to detail.
A studio shaped by design expertise and client experience
Tim English Design was built from two complementary strengths. Tim brings deep experience in building design, with a passion for creating thoughtful, functional and visually refined spaces. Decina brings a background in leadership, operations and customer experience, with a strong focus on making each project feel calm, organised and easy to navigate.
Together, that balance shapes how our studio works today, combining creative and technical capability with a strong commitment to communication, clarity and care.
Having completed home builds of our own and working closely with clients across a wide range of projects, we understand that this process is both exciting and significant. It is often a major emotional, financial and practical investment. Our role is to make that experience feel more manageable, more transparent and more enjoyable from the very beginning.

Meet your
designteam
Tim leads the creative and technical direction of every project. With more than 17 years of experience in building design, he brings a thoughtful approach to form, flow, functionality and how each space responds to its site, climate and purpose. His work is grounded in the belief that good design should not only look refined, but also improve the way people live and interact with their environment.
Decina helps shape the client experience across the studio, ensuring each project feels clear, organised and well supported from the outset. With strengths in operations, communication and design coordination, she works closely with clients to make the process feel easier to navigate while supporting selections, project flow and overall clarity at each stage.
With 14 years of industry experience, Leigh specialises in new homes, from modern facades to modern coastal designs, taking each project from early concept through to builder-ready documentation. He is motivated by the full arc of the design process and by the moment a carefully considered design becomes something real.
Maya brings a keen eye for coastal-inspired design, with a particular focus on maximising natural light, ventilation and the connection between indoor and outdoor living. Currently completing her Certificate IV in Residential Drafting, she is driven by a genuine interest in sustainable and passive design principles and by the satisfaction of turning an idea or sketch into precise building plans.
